The city of Innsbruck is inviting tenders for 100 flats for communal forms of living. We are looking for concepts that combine self-determined group living with clear added value for the neighbourhood: social mix, lived solidarity, shared spaces and resources, open communal areas and offers that enrich the neighbourhood.
How and when can I apply?
We are looking for ideas for communal forms of living, communal spaces and a lively ground floor zone for the Reichenau campaign - construction site 2:
- from (supporting) organisations, initiatives, associations of individuals or mixed forms of these
- Prerequisite: Future residents must fulfil the criteria of the Tyrolean housing subsidy.
- Application deadline: 18 September 2026 - 12.00 noon

100 flats are available for communal forms of housing. After the application deadline, the evaluation committee will select up to two submitted concepts, each with 30 to 50 flats. The subject of the procedure is the granting of tenancy agreements for 37 years.

The Campagne Reichenau site
A mission statement was drawn up in 2016 for the Campagne Reichenau urban redevelopment area. This clearly defined the objectives. These include the realisation of large-scale residential construction in conjunction with infrastructure facilities, reorganised sports facilities and public green and open spaces. This is the result of a cooperative process to develop the urban planning masterplan for the entire site.
Construction site 1 -projects alreadyrealised
As part of the first construction phase, four buildings with a total of 307 subsidised flats were built on construction site 1 by Innsbrucker Immobiliengesellschaft (IIG) and Neue Heimat Tirol (NHT), which were almost entirely occupied in 2022 via the municipal housing allocation. The ground floor zone accommodates public and semi-public uses, including a local grocery store, a childcare facility and a neighbourhood meeting point for the district work of Innsbruck Social Services (ISD).
Projects still being realised
The realisation of the IIG's open space and sports facilities started at the end of 2025, and construction work has already begun on the site of the former Sandwirt. Young and student housing is being built there by the IIG.
Construction site 2
The next construction phase is construction site 2 with the IIG as the property developer. Around 300 subsidised flats will be built here, including up to 100 flats for communal living arrangements. The open call was launched on 16 April 2026, inviting applications from groups who want to live in a communal and self-determined way and get involved in the neighbourhood.
